Tenant Fees

Any prospective tenant who rents a property through Abacus Estates will incur the following fees:

  • Administration Fee - £180 inc VAT
  • Administration Fee Company Let - £180 inc VAT
  • Referencing Fee - £42 inc VAT per person
  • Additional Referencing for Guarantors - Free
  • Tenancy Deposit Handling Fee - £48 inc VAT
  • Deposit - this will be equivalent to six weeks' agreed rental
  • Deposit where tenants have a pet - this could vary and will be equivalent to between six to ten weeks' of the agreed rental.

If the landlord requires an independent inventory the following fee will be payable at either commencement or termination of the tenancy:

Unfurnished properties:

  • Studio property - £112 + VAT
  • 1 bedroom property - £134.40 inc VAT
  • 2 bedroom property - £164.40 inc VAT
  • 3 bedroom property - £176.40 inc VAT
  • 4 bedroom property - £188.40 inc VAT
  • 5 bedroom property - £200.40 inc VAT

Furnished properties:

  • Studio property - £152.40 inc VAT
  • 2 bedroom property - £176.40 inc VAT
  • 3 bedroom property - £188.40 inc VAT
  • 4 bedroom property - £200.40 inc VAT
  • 5 bedroom property - £212.40 inc VAT
  • Larger properties - please call to enquire

Early termination of the tenancy: there maybe a fee payable should the tenant terminate the tenancy prior to the original agreed termination date. This includes applying the agreed break clause.

  • This is a fee guideline and may vary depending on the tenancy.
  • Some landlords use their own contracts/referencing processes/inventories and charge for these. Should this be the case then the above may vary as the amount payable would be subject to that specific landlord's fees and charges.

  • Year 1 - 10.8% inc VAT
  • Year 2 - 8.4% inc VAT
  • Year 3 onwards - 6% inc VAT

Deposit registration admin cost £48 inc VAT


  • Accompanied viewings
  • Pre-tenancy inspections
  • For let / let board (if agreed)
  • Tenancy renewals
  • Deposit registration
  • Arranging inventory check-out
  • Arranging professional cleaning
  • Digital and print advertising
  • Referencing and compliance
  • Deposit collection (if we are holding)
  • Advice on rental market, refurbishments
  • Key holders
  • Utilities transfer
  • Collect and remit rent
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deductions and provide tenant with the NRL8 (if required)
  • Pursue payment of non-rent and arrears

Abacus Managed Collect

Management is charged at an additional 6% inc VAT per term and includes the following services:

  • Refurbishment management
  • Additional visits (flat prep etc)
  • Mid-term and full annual inspections
  • 24/7 contact with management division
  • Arrange repairs (providing at least 2 quotes from different companies)
  • Services NOT charged for but provided by Abacus
  • Abacus will not charge you an additional fee for organising, administering or providing any of the following services.

Any costs are direct charges from the suppliers themselves:

  • Compliance
  • Tenancy renewals
  • Check outs
  • Key cutting
  • Courier service (delivering keys)


Abacus accept the following methods of payment:

  • Debit card (0.75% + £0.20 surcharge)
  • BACS (no charge)
  • CHAPS (£30 inc VAT per transaction)
  • Credit card (3% + £0.20 surcharge)
  • Cash (2% surcharge)
  • Late payments will be charged at 3% above the Bank of England base rate

We offer a free, no obligation valuation service. We prepare and research thoroughly before we visit your property - always by appointment.
