Arrange a mortgage
Before beginning your search we recommend that you arrange your finances and have a mortgage arranged in principle. This will determine the funds you can have available and will be the principal guide your property search.

Instruct a solicitor
Choose the right solicitor who will provide professional support and make sure the entire conveyancing process runs smoothly.
Arrange Viewing
We suggest you view a number of properties to be able to to get a good feel for the area and types of property.
We offer accompanied appointments, viewing tours. Appointments are arranged at times to suit you.
When you find a property to view simply contact us
The viewing
Provide full property details to read before and after the visit.
We will guide you to and round the property.
We highlight the advantages and the disadvantages and always give you our honest opinion.
We will ask for your detailed feedback.
Submitting an offer
Any offer must be submitted in writing, at which point it which will be discussed with the vendor.
You may need to show your ability to proceed (documentation of your mortgage agreement in principle)
Please note there are no legal obligations on either party until exchange of contracts.
Acceptance of offer
You must now give us the details of your solicitor and your mortgage broker.
We will send Terms of Memorandum of Sale to all parties to begin the process.
Conveyancing
Request local searches and agree a date for Exchange of Contracts.
We assist your conveyancer throughout the process and keep you updated at every step of the way.
Survey and mortgage offer
Your lender will arrange for a survey through your mortgage broker.
The surveyor will advise on the property’s value and structural condition.
Your lender will issue you with a mortgage offer once the valuation report has been received.
If you are cash buyer, please note that you should arrange for your own survey.
Exchange of contracts
You will transfer your Deposit through the vendor’s solicitor. A Deposit is usually 10% of the total purchase price.
You will then set a mutually convenient completion date.
Completion
Completion is when the outstanding funds are transferred from your solicitor to the vendor’s solicitor.
As soon as the vendor’s solicitor informs us that the funds has cleared, we will give you the keys.
Congratulations you are now the legal owner of your new home.
